Building with McBride is great if you enjoy poor craftsmanship, no attention to detail and fixing everything they touched during the building process. I have been in my home for less than three years and it’s one problem after another with minimal support to fix it.

The first problem we had was roofing related. I called McBride customer service and they told me they would make an appointment for the roofer to come out while I had water coming through the garage ceiling but they never did. I had to make the appointment for the roofer to come out and when they did we were told that the way is was if we had one good snow the roof would have collapsed in that spot.

Another is that in the winter we have condensation build up inside the windows and ice forms on the inside of the windows.

But wait that’s not all. In one of our scheduled visits from McBride to fix a few things including doors that were hitting the door frame when opening and closing they “fixed” the doors except now I have two doors upstairs that close by themselves.

I asked the superintendent about the floorboards that are crooked and wavy/warped and I was told that’s just how they are. Growing up and in every house and apartment I have lived in I never had wavy/warped floor boards.

Another item that was news to me was that windows will get foggy and condensate inside the house because “that’s what windows do” (not in my experience but what don’t know they are the professionals after all). Not to mention that the garage doors they hung allow sunlight and wind right in through the gaps (gaps are not supposed to be there when a door is closed). Thats to say nothing of how loud the “silent” model garage door opener is. Anytime someone on our street opens the garage you can hear it from 10 houses away.

In any house you will find nail pops, it’s inevitable. However I have never seen a nail pop come through and crack LVP flooring…. until I lived in the wonderful McBride home. Not to mention all of the tack strips I have to hammer down every other month in the carpet when my daughters step on the tacks and start bleeding. Of course tacks aren’t the problem on the second floor, no that is just a combination of the sub floor not being secured properly oh and of course the two wholes you can feel when you step on them from where the plywood sub floor was damaged an installed anyway.

Now I could go on and on about the problems with McBride and the management of neighborhood handover to the HOA but more importantly when McBride cleared the land for our street they left no dirt for the sod that they laid a month before I moved in (June, which is a pretty hot month) so it had no water and was baking on top of boulders the size of watermelons and larger throughout the entire yard. I can’t use the spiked sprinkler heads because I have broke three metal spikes just from hitting rock they left in the yard.

From the garbage that they left in the woods to the garbage they built the houses with I will NEVER own a McBride home again. If you ask any lumber supplier that sells to McBride you will hear just how terrible the lumber is that they use. I hope this review helps you to build with someone else. No matter the neighborhood or town it’s the same company and the same lies do yourself a favor and avoid “no pride McBride” like the plague.

McBride caused significant damage to our curb before our home was even built. Despite repeatedly assuring us they would repair it; they never followed through. Over time, they withdrew from the subdivision and ultimately claimed the issue was no longer their responsibility. McBride has never denied the damage, as it is thoroughly documented with photos, videos, emails, PowerPoints, and multiple Better Business Bureau complaints. I did not want to leave a one-star Google rating, and I made every effort to resolve the matter directly with McBride. However, they refused to repair the damage they caused. Although McBride had an escrow in place to fix streets and curbs before leaving the subdivision, they chose to ignore our home and the curb they damaged. I reminded them countless times, making it virtually impossible for them to forget, and all of this is documented and shared with McBride. This case is highly unusual: a builder caused damage to a paying customer’s curb and then refused to repair it. Such negligence is almost unheard of, yet this is exactly what I experienced with McBride.

Poor quality of craftsmanship. Mcbride doesn't care and neither do its contractors. Our one-year-old ranch home is always hot in the summer. The A/C runs 12+ hours a day and our electric bills average $300 a month in the summer. We had 3 visits from Welsch in 2024 and one visit so far in 2025 where we were told our a/c was undersized and our return air vents are placed incorrectly. Our basement has over 20 cracks in the foundation. Drywall tape/mud work looks like the neighborhood handyman did it. Columns out of plumb in the basement. Outside light can be seen from inside of the basement where it shouldn't be seen. Our driveway and patio were replaced only for the ground underneath them to sink again and McBride to deny our claims leaving voids under both the rear patio and the driveway. Some of the items they “fixed” but it’s what I would call a McBride fix. It’s the same poor quality you received initially. They don't stand behind their work and try everything thing they can to push it off on someone else or baffle you with some sort of incorrect information that the average person wouldn’t know is incorrect. They don't allow you to have an inspector come look at the home during any part of the process. That should say something about their work. Run don't walk away from this builder. I have very little good to say about them other than the house does provide dry shelter. Do your research online talk to current McBride home owners. These homes are built as cheap as possible at a premium price to you but I feel they wont last 30+ years.

Update after 3 year ownership:
This time it is even more scary thing: we just discovered the top railing on the deck was cut short and it cannot be screwed and secured during the installation. The worker knew it but chose to ignore. This is reckless and it put customer in danger. We were lucky that no one fell off the deck. It could be a lot worse. It is clearly a craftsmanship issue that McBride homes continue to ignore. And they just covered it up with the cover. I have to say: If there is a zero point, I would do so.

Update: the “world class” customer service indeed reached me to reiterate the display home is sold “as is”. My advice to you is to stay away from display home by McBride!!!
We bought a display home in an upscale development community. Here is our true experience after one year of ownership. And most of the issues were discovered within first few months and McBride did not offer any helpful solution how to resolve. Our advice to you is that stay away from display home by McBride Homes
McBride homes no longer own any own contractor teams. They now focus on designing, development and marketing rather than building quality homes. The quality of the house is at the mercy of the project manager whoever oversees the construction process. For display home, they sell it under “as is”. Therefore, the project manager really does not give as much of attention to it. Unlike a newly building house, Mcbride’s display home will not have one year warranty, which means any issues will become the owner’s issue. Because display home from McBride is sold “as is”, they can get away even doing a lousy job on the display home. Here are the issues we had:
1. Leaking kitchen sink: it was not installed properly. Sink was not sealed to the granite countertop properly
2. Crack in granite countertop joint: they did not glue two pieces properly.
3. Unleveled dishwasher installation: basket will keep sliding out on its own
4. Squeaky floor: subfloor was not nailed down properly to the floor joist. Too many nails missed joist. Floor is squeaky everywhere.
5. Opening on the wall for the oven was cut too big, very poor craftsmanship
6. Cracks on the drywall joint points and many places did not fill and sand properly: very poor craftsmanship
7. Damaged irrigation system: we bought in Feb and we could not test the system. As soon as we turned on the system, we had to pay for expensive repair bill.
8. Shower room wall was installed poorly. Some area of the wall is bulging out to a point that the wall is not level. We cannot even install a shower down because of the bulging wall.
9. Railing spindles were installed with some silicon. Many of them are loose.
10. Significant presence of construction rocks in the lawn. They just did not put in enough top soil before they put in sod. Due to insufficient top soil, significant part of lawn died despite of sufficient water/irrigation.
11. Vent cover on external wall used very cheap plastic and it warped due to improper installation. Wasps were able to enter the house through that gap.

I love my new home!

I couldn't be happier when I decided to buy a home after meeting with Candy Smothers. She made the process so easy and walked me through all the steps. As a first time home buyer, I appreciate her so much.

I would not have taken this leap without Candy. My home is gorgeous and just right for me!

Thank you!
