This company is a complete scam. The worst home buying experience ever…I put a deposit on a pre construction home 2 years ago, at the time of closing, they wanted to charge me over 50,000 in “builder fees” which I was never made aware of, in addition to closing costs. I turned down the deal, and it has been a nightmare to get my deposit back. Per the contract, I was supposed to receive my deposit once the home sold to another buyer..the company never reached out to me about my deposit, for 6 months they held my deposit of over 18k, ignored multiple emails and phone calls. After I verified the property was sold on mdc public records, it took them an additional 2 months to get my funds back. When i finally received my deposit, the check BOUNCED…it has been a nightmare dealing with these people. Please do your research before doing business with these people.

Do not buy houses with this homebuilder, they are a scam, first they raised the home value to 6% after you initially signed the contract. Then when you do the walkthrough after they promised a top quality construction, they tell you that the issues that you have with the quality are expected because the house is not constructed by a top quality contractor and that issues should be expected which is unbelievable for the price you are paying, avoid at all cost signing contracts before the house is ready. Horrible experience, also be aware they may use your house for office and cook and use the bathroom and not fix or clean the issues that the employees created while using the house as an office

I bought a pre construction townhouse with these builders signed contract June 2021. The date of today December 2024 and no walkthrough no date for closing. If looking to buy pre construction don't do it with this company. They are irresponsible and unprofessional.
A little of my story back in October 2023 they sent me a roof notice, then in May an estimate closing date for July. I made arrangements because I am moving cities. I moved to a job close to the new property, because the closing was for the month of July and I have been driving from Hialeah to Florida city since August as a professional I have never experience bigger disrespect. This is not the company to buy from. DON'T DO IT.

Dear reader, if you are being careful enough to do your research on this builder you deserve to know what you are getting yourself into should you decide to buy a home from them.
The most important warnings are:
Have a real estate attorney read the contract BEFORE you sign it. If you don't, you won't know that they can increase the price of the home up to 6% above your signed purchase price. But most damaging is the fact that your closing costs will be no less than $80,000 because in addition to Soil Fill-$17K, Builders Fee-$12K, and Impact Fee-18K, if your home comes with a septic tank-24K they won't tell you that you are paying for it until you get your Settlement statement the week of closing. This is common practice for them, they will not even entertain your attorney's questions regarding the unexplained fees. They will just force you to close or to walk away.
If this doesn't scare you enough and decide to buy anyway. You should know you will be dealing with the Colombian construction company they use and all the contractors they hire to build the home. You have a 1 year warranty with the contractors who build the home. You, the homeowner, not the builder and not the construction company, will be responsible for contacting each and every contractor yourself to come and address the issues in the home within that year. Be prepared to juggle the contractors yourself and to be left with unresolved issues. We had to show them how to install the water heater pump correctly and the microwave (they had installed it with the vent blowing into the house instead of out of the house). If you don't have construction knowledge everything may seem fine to you, but those of you that have construction knowledge or experience will immediately notice the poor workmanship and quality of the build.
You should also know that they have made enough of a bad reputation with buyers that word of mouth has spread at banks and to other groups warning buyers of their sales practices.
Acknowledging that everyone has a different tolerance level and different expectations this is an honest review that has been made with responsibility and a clear conscience. It is your hard earned money, protect it! Do your due diligence.
