I truly appreciate Paul Oliver, Project Manager at South Pointe, for his assistance in resolving the issues I raised. 5 star ????? specially for his communication and dedication.Paul responds very quickly to texts and consistently follows up with the respective vendors responsible for completing the work. What really stood out to me is that he personally came to double-check the progress of work instead of just sending vendors and assuming the job was done correctly. He ensure to follow up.He has excellent knowledge of every aspect of the home and often understands the work better than the vendors themselves. I personally noticed that when vendors were unsure, Paul guided them on the best way to complete the job properly. His commitment and attention to detail truly reflect what a great Project Manager should be. His skills and knowledge make him exceptional.Well deserved, Summit Homes is lucky to have him. Great job, Paul, and thank you for your dedication. Keep up the excellent work!
This is going to be an in depth review, only because overall I do think Summit Homes KC is a good builder BUT there are some things to watch for. My rating is really a 3.8 but I am not a jerk lol. I can also update this review in real time so everyone knows how the warranty process goes. So far we haven't had any issues though.UPDATE: Our pipes have frozen twice in our master shower because the insulation team didn't repack the wall after a line had been cut. The caulking around our countertops in the kitchen are cracking horribly. The ceilings where there was bowing in the wall that was "fixed" is now cracking. Only a few months into living here, and the consistent alcohol containers are starting to make sense. We have photos of walls, whole walls, that are completely slanted, MULTIPLE. I would NOT build with Summit Homes again and my rating is now a 2.5. A lot of things were not done correctly, very sloppy work and based on the list of issues already occurring (yes we have informed the VP of Summit Homes and they are set to be "fixed" in the near future), I have a bad feeling this is just the beginning and I absolutely do not trust the trades to fix anything properly. Summit Homes, give Shelley E a raise, she is the only good thing about this company at this point.PROS- Their layouts are GORGEOUS. We aren't too big on customizations so this worked out perfectly.- We love our final stage project manager Shelley. She gets it done and is VERY understanding in terms of what we expect. We trust her and have enjoyed working with her.- Jeffri, our Summit Homes realtor was very helpful in the floor plan process.- The closing process was simple and they made the day very special (they are so sweet at the their KC headquarters).-Also, I HIGHLY recommend Silverton Mortgage (Summit Homes mortgage company). They are fantastic to work with, specifically Jake Heiserman. They really go above and beyond.CONS- About 80% of the trades that work on the homes are not the best. I don't know how Summit does it because they have to CONSTANTLY have work re-done that could have just been done right the first time and it would save them thousands I would bet.- Watch them. We went out weekly to the sight and there were many times that things were not done properly or not done at all and we had to keep on them about it (this was more in the initial stages, like I said, the final project managers are VERY good at getting cosmetics and final stage stuff done correctly).- Sloppy craftsmanship and constantly alcohol on sight. Both of those together is a big red flag. It seems like what they do is they bring in people to work on something, they do it wrong once sometimes twice, then finally SHKC is like "okay we need to bring out the big guns" and THEN it gets fixed properly and with expertise.-This is an added edit. We are finding even more severe issues with the framework of our home and the sod was put down incorrectly or at the very least, a horrid job. We were also promised proof of fixes that we were told had photographic evidence, but now we are being told that they can't give us these.Overall, I am honestly not sure if I would build with Summit again. I would 100% if they get different trades or change their process on getting things fixed during the initial build. Don't get me wrong our home is beautiful and we love it, but there is a lot of sloppy work done that you can definitely see. Again, not technically SHKC's fault, but they should re-evaluate who they are hiring (not all of the trades were bad, some did amazing jobs) and I would imagine it would be much less of a headache for them if they did. We love our home, we do. It's stunning and it already feels like home. I just wish the trade workers (specifically framework) would put more effort in.Walls and other parts of home are literally SLANTED. There is cracking in many places as in photos.
We cannot say enough wonderful things about Jeff, our project manager at Summit Homes. He is beyond kind, trustworthy, and an excellent communicator. Jeff is truly a people person, and it shows in everything he does. He invests his talents so well and is an invaluable asset to the Summit Homes team.We have genuinely enjoyed getting to know Jeff throughout this process. He gives 110% effort every single time. When Jeff says he is going to get something done, we believe him… and he has proven that to us time and time again. His follow-through and reliability have given us so much peace of mind.Jeff consistently goes above and beyond. For example, when we were out of town, he took the extra step to place our delivered packages safely in our garage. That level of thoughtfulness and care speaks volumes about the kind of person he is.Jeff is truly a huge asset to Summit Homes, and we have been beyond satisfied with our experience working with him. We are incredibly grateful for his dedication, professionalism, and genuine kindness.
Adam helped us with our one year warranty items and was great. His communication was prompt, courteous, and informative. He never questioned our needs and took care of everything in a timely manner. This service was a much higher degree of satisfaction than what we received during our building process. He is the type of team member Summit Homes should be hiring. Thank you Adam for a job well done!!
Bought a semi-custom legacy home. We were out of state during construction but were kept updated weekly and thought things progressed nicely. 1.5 years later dealing with customer service to fix year walk through items us a hassle and a joke contractors show up unscheduled or not at all. The customer service agent always deflects and says items not covered. Paint flaws everywhere all cabinetry and finish trim has drips and steaks. Would not recommend this company.Update: just over two years in. Finally got some traction on getting warranties items fixed. Is I thought the glue stick construction job was bad before it can definitely get worse. Whatever you do run away from Summit construction. They have had to order a door twice to replace the hand cut by a two-year old with a chop saw job currently serving as my master bedroom door but has it been installed I. The two months it been taking up space in my garage? Of course not, that would be silly. The tile in the picture still messed, still untouched. The shoddy paint job, actually getting worse. Apparently even the original coat was spayed on, the unsupervised layman that they sent to fix things decided to touch things up with a brush. Sounded reasonable right? After all these are professionals. Yeah, not so much now the walls have random patches of brush strokes so they look like patchwork quilt. They have ordered and bind the wrong size trim. I swear their plan it to mess up more so we eventually tire of them and just give up. Their VP came and started this with what I thought sounded like brilliant idea she said they were using a restoration company that could handle all the problems instead of sending a bunch of different trades randomly. Yep that’s not really how it goes. However, I am back to living out of boxes in my main living areas, my entire downstairs is a construction zone. Even the dang HOA is a joke having just now mowed the six feet past the lot line to keep the untamed vegetation of the green space from encroaching. That makes 3 time in over 2 years it actually happened for our phase but it still was done on the regular for the other areas. Don’t be fooled by a pretty facade. Summit is a hill you will die on.
